A second apartment building could begin construction this fall in the Lumberyard 1505 town center development in Grafton.

The three-story building would bring 47 more apartments to the Lumberyard at Wisconsin Avenue and Beech Street in Grafton. Shaffer Development LLC of Mequon is leading the project to transform a formerly contaminated lumberyard, printing company and auto repair site. The almost 5-acre redevelopment will bring a mix of housing and retail, similar to Shaffer’s Mequon Town Center on West Mequon Road.

A first apartment building at the Lumberyard opened June 1, and its residences are more than 60 percent occupied, Cindy Shaffer of Shaffer Development wrote in an email to the Milwaukee Business Journal. That first building has about 70 apartments, with first-floor retail spaces. Shaffer said discussions are underway with “several commercial tenants” for those spaces.

Milwaukee-based Fiduciary Real Estate Development is a partner in the second Lumberyard building and will manage the property, Shaffer said.

That building would have one- and two-bedroom apartments and five studios, with underground parking stalls below. Grafton’s Plan Commission is to review the proposal on Tuesday. If approved, the building could be complete by summer 2018, according to a Grafton village staff report.
